Understanding Your 10-Year Structural Warranty

Stay up-to-date on trends and new home building topics

How it works, what’s covered, and how to file a claim

Even with very well-built homes such as yours, you can never be certain there won’t be problems down the road. Fortunately, you’re in a Holt home, and Holt Homes has your back!

Your Structural Warranty begins the moment you move in and stays active for ten years. That’s right, a full decade of coverage! This warranty comes standard on all newly purchased Holt homes and addresses structural defects and designated load-bearing elements. In other words, it helps keep your home standing solid and strong.

Knowing about what’s covered, how to prevent problems in your home, and how to file a warranty claim will help you best utilize your coverage.

By partnering with 2-10 Home Buyers Warranty, Holt is able to ensure all homeowners are covered in the event a building defect occurs. And while Holt doesn’t set the rules for what is and isn’t covered under your warranty, they will service your claims in accordance with your warranty’s terms and conditions. If you’re ever unsure about specific details of your coverage, you can always consult your 2-10 Warranty Manual  or contact the Holt Customer Care Team at (360) 892-0514.

Your Structural Warranty allows builders to construct your home with maximum quality and offer the best possible solutions for repairs without worrying about breaking budgets. It’s a win-win-win situation: your builder can maintain their commitment to quality, Holt can offer the best protection for its homeowners, and you can rest assured knowing your home is in great hands.

What’s Covered

As mentioned, your Structural Warranty covers any structural defects. Broadly speaking, this means any physical damage to designated load-bearing elements caused by the failure of other load-bearing elements in your home, affecting their function to the extent that your home becomes unsafe, unsanitary, or otherwise unlivable.

This coverage includes damage to roof framing systems, load-bearing walls and partitions, beams, columns, footings, foundation systems, floor framing systems, girders, lintels, and masonry arches.

Exclusions

Your coverage only applies to installations made by Holt. That means any alterations or additions to your home or property by you or any other contractor will not be covered. These guidelines are designed to prevent any modifications that could cause water damage or any other hazards to which your Structural Warranty won’t apply. This could include but is not limited to damage due to the removal, repair, or replacement of your landscaping or grading, such as grass, sod, shrubs, trees, or lawn irrigation systems.

If you’re wanting to make any changes to your home or landscaping, it’s always recommended to consult your 2-10 Warranty Manual beforehand or contact a Holt representative to be sure you’re aware of the proper guidelines and warranty exclusions.

The best way to file a claim is to submit a Warranty Request Form online. After doing so, you will receive an automatic response that your submission is being reviewed and has been assigned a ticket number.

In about 3-5 business days, the Holt Customer Care Team will reach out to you to schedule an inspection for your claim. They will help determine how it fits within the policies of the 2-10 warranty and asses which materials and trades are needed to make the repair(s).

If the item is eligible for service, Holt will move forward with repairs. If the item is not covered, Holt will do its best to suggest an alternative solution, whether that’s recommending an industry professional or providing expert advice.
