How it works, what’s covered, and how to file a claim
It’s one thing having to fix problems inside your home, but fixing something you can’t even see? That’s a whole other situation! Luckily, Holt’s got you covered inside and out. Your Distributions Systems Warranty covers the hidden and essential features inside your home for up to one year after you move in. This includes features like supply and waste piping, duct work, and electrical wiring.
Taking care of your home's internal features and utilizing your coverage will give your home a much longer lifespan and save you a bucket-load of stress in the long run!
Overview
By partnering with 2-10 Home Buyers Warranty, Holt is able to ensure all homeowners are covered in the event a Distributions System defect occurs. While Holt doesn’t set the rules for what is and isn’t covered under your warranty, they will service your claims in accordance with your warranty’s terms and conditions. If you’re ever unsure about specific details of your coverage, you can always consult your 2-10 Warranty Manual or contact the Holt Customer Care Team at (360) 892-0514.
What’s Covered
Your Distributions Systems Warranty sets the standards for your home's plumbing, mechanical, and electrical systems, such as supply piping, ductwork, and wiring. Supply Piping are the lines that connect plumbing fixtures like sinks, showers, and other water features throughout your home. Whereas your waste piping constitutes any lines that drain liquid waste or any other excess fluids from your home.
Your ductwork refers to the passages that are used for heating, ventilation, and air conditioning in your home, such as supply, return and exhaust air. And lastly, your electrical wiring refers to all the different accessories that allow electricity to travel to your various outlets and fixtures, such as your lights, HVAC, fireplace, etc.
If you are experiencing issues with any of these features, be sure to file a claim online or speak to a Holt Representative so that it’s addressed during your 1-year-check in, or before the expiration of your warranty!
Exclusions
Like most warranties, terms and conditions apply. Remember, your 2-10 Warranty only covers building defects. This means any additional features not installed by your builder will not be covered. Likewise, your Distributions Systems Warranty does not cover plumbing issues caused by clogged or frozen pipes or any other damage due to a lack of homeowner maintenance. Exclusions also apply to overloading your electrical features or homeowner-inflicted ductwork damage.
While Holt may not be able to service these types of problems, they are more than happy to offer you expert advice or recommend contractors. It never hurts to ask for help!

Distribution Systems Maintenance Tips
While coverage is great, nothing can replace the value of proper usage and upkeep. Here are healthy homeowner habits and maintenance routines to keep your distribution systems in tip-top shape.
Plumping Systems
Flushing your home's water system two times a year can help catch any potential leaks or issues in your plumbing. To do this, simultaneously turn on the water at all sinks, bathtubs, and showers, operate your dishwasher and washing machine, and flush all toilets. Then check cabinets, closets, floor, lower-level ceilings, basement, and crawl spaces for leaks in supply lines (copper or grey pipes) and waste lines (white or black pipes).
If any leaks are found, trace the piping back to the area it serves and discontinue use of the associated fixtures until repairs can be made by a qualified plumber.
Each winter, before freezing temperatures set in, make sure to shut off water to your exterior hose bibs, disconnect the garden hoses and add spigot covers to prevent pipes from freezing and bursting. See our shut-offs article for more info.
Ductwork
For the most part, your ductwork will take care of itself! Aside from ensuring your air ducts are always open and unobstructed, just remember to change your air filters at least once a year during wildfire season - more often if there is an abundance of pet hair in your home or pollen in the air.
Electrical Systems
Avoid overloading your power outlets by using too many devices at once. Doing so could cause a power trip in your home, which can be solved by resetting your breaker and reducing the number of devices being used on a single electrical outlet.
Plug all sensitive electronic devices, such as televisions, computers, printers, etc., into appropriate surge protector strips, and remember to unplug them during outages to avoid damage from a power surge.
Filing a Claim
The best way to file a claim is to submit a Warranty Request Form online. After doing so, you will receive an automatic response that your submission is being reviewed and has been assigned a ticket number.
In about 3-5 business days, the Holt Customer Care Team will reach out to you to schedule an inspection for your claim. They will help determine how it fits within the policies of the 2-10 warranty and asses which materials and trades are needed to make the repair(s).
If the item is eligible for service, Holt will move forward with repairs. If the item is not covered, Holt will do its best to suggest an alternative solution, whether that’s recommending an industry professional or providing expert advice.
